You got yourself an architect, a contractor and maybe a construction manager, and about a hundred and fifty pages of signed contracts. You’ve got two choices. What are the architect’s responsibilities to match the budget? What is the architect’s role in cost estimating? How much can I trust the estimates? What if the estimate for the design exceeds the budget? When should the architect get paid and how much? What are the phases of design and why do I need to know this? What happens if you have a construction manager? What is the architect supposed to do to help me with bidding and negotiations? When the construction phase starts how do we avoid construction disputes? Who is responsible for defective work. What about change orders and pay applications. Your contracts have answers to those questions. You don’t have to be an expert you just need to know the basics. If you can do that you have a much greater chance of being UBOT (Under Budget and On Time).

What to Expect from Your Construction Manager and Contractor (Operation Build) – Afternoon

During the design phase, what can I expect from My Construction Manager Agent (CMA) or Construction Manager at Risk (CMaR)? How do their roles differ? What are their cost estimating duties? What role do they play in developing the design? What are their deliverables? How are they compensated? What happens when the design is ready for construction phase? What can I expect from a CMaR when it comes time for the Guaranteed Maximum Price Proposal? What is a GMP? If I have a CMA what can I expect during the bidding and negotiations phase? When Construction Phase begins, how do I keep the CMaR or General Contractor on schedule and on budget? What about pay applications? What if the project gets behind? What is a change order and why should I avoid construction change directives? What is the difference between substantial completion and final completion? Finally, if you have a CMaR and it’s time for final payment how do you calculate what you owe (or what the CMaR owes you.
